We continuously monitor the New York neighborhoods where we operate and identify residential assets with value-creation potential: renovation, rental repositioning, or an acquisition price below comparable transactions.
We select, secure and oversee residential real estate transactions in New York, presented to a limited number of investors. Each transaction is held through a dedicated vehicle, in which SevenRays invests alongside participating investors.
We continuously monitor the New York neighborhoods where we operate and identify residential assets with value-creation potential: renovation, rental repositioning, or an acquisition price below comparable transactions.
Each opportunity undergoes a detailed financial analysis: acquisition price, renovation budget, target rents, operating expenses, financing, projected cash flows and sensitivity to key assumptions. Only transactions that meet our investment criteria are pursued.
Submission of an offer, followed by negotiation of the price and key terms in a letter of intent that is non-binding on the parties.
Once the letter of intent is accepted, the key features of the transaction are presented to investors, who indicate, without commitment, their interest and intended participation amount.
Negotiation of the purchase agreement by the parties' attorneys, signing, and payment of the deposit into an escrow account, refundable during the due diligence period where the contract provides for one.
Technical, legal and financial due diligence, and validation of the renovation budget by local contractors. Delivery of the full investment memorandum and firm subscription by investors. At the end of this period, the acquisition commitment becomes final.
Finalization of bank financing, capital call and acquisition through a dedicated vehicle, in which SevenRays invests alongside participating investors.
Management of any renovation work, followed by leasing at market terms, with rigorous tenant screening.
Oversight of property management and operating expenses, and periodic reporting to investors on asset performance: rents, expenses, returns and changes in value.
Sale or refinancing depending on market conditions and the transaction's intended horizon, followed by distribution of proceeds to investors in accordance with the terms set out in the transaction documents.
